Terms of Use
Effective date: August 1 2025
These Terms of Use (“Terms”) form a legally binding contract between you (“you” or “User”) and Bakers AI Inc. (“Bakers AI,” “we,” “us”). Bakers Search is our property-data search tool. By accessing or using Bakers Search (including bakerssearch.com and any related applications, collectively, the “Service”), you agree to these Terms. If you do not agree, do not use the Service.
1. DEFINITIONS
“Content” – all data, reports, text, graphics, maps, and other material displayed in or downloaded from the Service.
“Property Data” – any information we collect, aggregate, or display about properties or related context from various sources, including open-data portals of Canadian municipalities (e.g., Toronto and Mississauga).
“User Data” – information you submit to the Service (e.g., account details, phone number, work address, searched addresses, notes, uploaded files, client/transaction information).
2. ACCOUNT REGISTRATION & SECURITY
You must be the age of majority in your province (18 or 19) and able to form a binding contract.
Keep your login credentials confidential; you are responsible for all activity under your account.
3. SERVICE DESCRIPTION & LICENCE
Bakers Search aggregates Property Data from multiple sources (including municipal open data) and presents it on an interactive map.
We grant you a limited, revocable, non-exclusive, non-transferable licence to use the Service for your own professional or internal business purposes within Canada. All other rights are reserved.
4. FEES (FREE TODAY; OPT-IN LATER)
Bakers Search is free today. If we introduce paid features in the future, you will first have to accept pricing and enter payment details before being charged or accessing any paid feature.
5. INTELLECTUAL PROPERTY & OPEN-DATA PASS-THROUGH
Our IP. The Service (software, design, branding) is owned by Bakers AI and protected by law.
Open-Data Sources — Your Obligations. Some Property Data is subject to third-party open-data licences. You must comply with those licences when you view, download, share, or reuse that data.

These licences may require attribution, no-endorsement statements, and other conditions.
Feedback. Any feedback you send us may be used freely and without obligation.
6. ACCEPTABLE USE
You must comply with all laws and may not:
a. Scrape / harvest the Service or Property Data (except through any official API we provide).
b. Interfere with the Service’s security or functionality (e.g., reverse-engineering, disabling, disrupting).
c. Misrepresent the source, accuracy, or completeness of Property Data, or present it as legal advice.
d. Upload malware / breach security or test vulnerabilities without written permission.
e. Violate IP or privacy rights. Only upload or share content if you have all necessary rights and lawful authority. Do not
(i) infringe IP;
(ii) disclose or process personal data without a lawful basis;
(iii) attempt to re-identify individuals from de-identified/open datasets; or
(iv) breach privacy or professional-conduct obligations (including PIPEDA and provincial privacy laws).
f. Use unlawfully or infringe third-party rights.
g. Mass-export Property Data or reports via bots/scripts without our written consent.
7. PRIVACY & THIRD-PARTY PROVIDERS
Our handling of personal information will be described in our Privacy Policy (coming soon). We use reputable third-party providers (e.g., Google Workspace, Firebase, AWS, Zapier, Airtable, and similar tools) to host, process, and store data. Providers may change over time.
8. REPORTS & EXPORTS
You may view, download, print, and share reports generated by the Service. You are responsible for their use and for complying with the open-data licences referenced in Section 5.
9. DISCLAIMERS
No Legal Advice. The Service is informational only and not legal advice. Verify information and consult counsel.
“AS-IS” Data. Property Data may be incomplete, inaccurate, or outdated. The Service is provided “as is” and “as available,” without warranties (express, implied, or statutory).
10. LIMITATION OF LIABILITY
To the fullest extent permitted by law, Bakers AI and its affiliates will not be liable for any damages (direct, indirect, incidental, special, consequential, punitive, or otherwise) or for loss of profits, data, goodwill, or business interruption arising from the Service or these Terms. If liability cannot be excluded, it is limited to the minimum amount required by law.
11. INDEMNITY
You will indemnify and hold harmless Bakers AI and its directors, officers, employees, and agents from any claims, losses, liabilities, damages, costs, and expenses (including reasonable legal fees) arising from: (a) your breach of these Terms; (b) your misuse of the Service or Property Data; (c) your violation of law or third-party rights; or (d) your failure to comply with the open-data licences in Section 5.
12. MODIFICATIONS & TERMINATION
We may update these Terms or the Service at any time and may suspend or terminate access for misuse or security reasons. If paid features are introduced, you must opt in and provide payment details before being charged (see Section 4).
13. GOVERNING LAW & VENUE
These Terms are governed by the laws of the Province of Ontario and applicable Canadian federal laws. Disputes will be resolved exclusively in the courts of Toronto, Ontario.
14. GENERAL
Entire Agreement. These Terms constitute the entire agreement between you and us regarding the Service.
Severability. If any provision is unenforceable, the remainder remains in effect.
No Waiver. Failure to enforce a right is not a waiver
Assignment. You may not assign these Terms; we may assign them without notice.

Your privacy is important to us. This policy explains what information we collect, why we collect it, and how you can control it when you use Bakers Search (our property-data search tool) or interact with us in any other way.

Examples: Device type, browser, pages viewed, time on page, clicks, feature engagement

We do not collect government-issued IDs, payment-card numbers (the Service is free today), or sensitive personal information unless you choose to upload it.
3. Why we collect it
Purpose: Provide and secure the Service (create accounts, authenticate you, deliver search results, prevent fraud)

Third-party providers may access data solely to perform services for us and must keep it confidential.
6. Retention
We keep personal information for as long as it is reasonably necessary for our business and legal purposes:
Account records – while your account is active (plus a reasonable period for backup, audit, or dispute-resolution)
Search logs – retained indefinitely unless you ask us to delete them
Support emails – retained indefinitely for reference and audit
You can request deletion at any time (see Section 8). We will comply unless we must keep data to meet legal or regulatory obligations.
7. How we keep your information safe
Secure connections on the internet. Data travelling between your browser and our servers is protected by TLS (Transport Layer Security)—the technology behind the padlock icon in your address bar.
Limited staff access. Only a small, trained group of employees can unlock your information, and only when their job requires it.
No online service is 100 % hack-proof, but we follow widely accepted industry standards to protect your personal information.
8. Your choices & rights
Under PIPEDA you can:
Access the personal information we hold about you
Correct inaccurate or incomplete information
Delete your information or close your account
Withdraw consent (we’ll stop processing, unless required by law)
Email info@bakerssearch.com and we’ll respond within 30 days.
9. Children’s privacy
Bakers Search is intended for adult professionals. We do not knowingly collect personal information from anyone under the age of majority in their province.
10. Changes to this policy
We may update this policy from time to time. We’ll post the new version here and change the “Effective date.” If changes are significant, we’ll provide additional notice (for example, an in-app banner or email).
